In simple terms, it’s when there are more homes for sale than there are buyers looking to buy. And that’s exactly what we’re seeing here in the Frisco and greater Dallas-Fort Worth area.

According to Redfin, as of the end of May:

  • There are over 32,000 homes currently for sale across the Dallas metro,

  • And only about 17,000 active buyers in the market.

That’s a big gap — and it means buyers have more leverage, more choices, and more time to make decisions.



🔄 How Does This Impact Sellers?

In a seller’s market, homes were flying off the shelf with multiple offers, often over asking. Now? Things have slowed down a bit. As a seller, here’s what that shift means for you:

✅ 1. Pricing is more important than ever.

You can’t “test the market” by starting high. Today’s buyers are savvy — and they’re looking at dozens of options online before ever setting foot in a home. Price too high, and your listing could sit… and sit… and eventually become stale.

Homes are still selling — they’re just taking longer. Nationally, average days on market are increasing, so don’t panic if your home doesn’t sell in the first weekend. With the right plan, it will.
