🏡 First, What Is a Buyer’s Market?
In simple terms, it’s when there are more homes for sale than there are buyers looking to buy. And that’s exactly what we’re seeing here in the Frisco and greater Dallas-Fort Worth area.
According to Redfin, as of the end of May:
There are over 32,000 homes currently for sale across the Dallas metro,
And only about 17,000 active buyers in the market.
That’s a big gap — and it means buyers have more leverage, more choices, and more time to make decisions.
🔄 How Does This Impact Sellers?
In a seller’s market, homes were flying off the shelf with multiple offers, often over asking. Now? Things have slowed down a bit. As a seller, here’s what that shift means for you:
✅ 1. Pricing is more important than ever.
You can’t “test the market” by starting high. Today’s buyers are savvy — and they’re looking at dozens of options online before ever setting foot in a home. Price too high, and your listing could sit… and sit… and eventually become stale.
✅ 2. Presentation matters — a lot.
From curb appeal to decluttering to professional photos, how your home looks online and in person can make or break a showing. In this market, the homes that sell fastest are the ones that are move-in ready or clearly cared for.
✅ 3. Flexibility wins deals.
Buyers today may ask for help with closing costs, a home warranty, or repairs. It’s not uncommon. If you’re prepared to meet them halfway, you’re more likely to close the deal — and faster.
✅ 4. Patience + strategy = results.
Homes are still selling — they’re just taking longer. Nationally, average days on market are increasing, so don’t panic if your home doesn’t sell in the first weekend. With the right plan, it will.
💡 Here’s the Good News for Sellers
A buyer’s market isn’t a “bad market.” It’s just a different market. And when you understand how to adjust, you can still have a successful sale.
In fact, many buyers entering the market now are more financially stable, motivated, and serious — especially with interest rates easing a bit and inventory improving. That means real, ready buyers are out there — they’re just taking their time and being selective.
So what do you need? The right strategy, expert marketing, and guidance from someone who knows how to position your home in a crowded market. That’s where we come in.
